Full Management

  • Extensive advertising- advertised in local press, internet promotion ( PropertyPal.com & Love Property websites , To let board at the property, phone calls to perspective tenants held on database.
  • Initial screening and staff accompanied viewings followed by the comprehensive vetting of candidates & guarantors using tenant referencing service (Identification, Credit Score, Landlord Reference, Income Checks.
  • Inventory/schedule of condition and digital photographs.
  • Meter readings recorded and utility companies informed.
  • Production of Tenancy Agreement.
  • Inspection of the property every quarter.
  • Arranging repairs and maintenance up to an agreed minimum spend.
  • Collection of first month's rent and security deposit.
  • Collection of monthly rent and follow up any of the arrears accrued.
  • Final inspection at end of Tenancy including meter readings, inventory check, damage report, arranging for any repairs or cleaning required as regards tenant's liability.

Full Management Fee £350.00 in addition to ongoing management commission of only 10% of monthly rental income.

Tenant Introduction Fee a minimum of £350.00 when a six month contract has been signed.
