Energy Performance Certificate (EPC)

All landlords are advised that rental property will need an energy performance certificate from 1st October 2008.

What exactly is an Energy Performance Certificate?

Energy Performance Certificates evaluate how energy efficient your home is on a scale of A-G. The most efficient homes (band A) should have the lowest fuel bills and are better for the environment. The average for Northern Ireland is a score of 50 (band E).

An Energy Performance Certificate is an 8 page document containing:

  • Graphical Representation of the Energy Performance of the property.
  • Graphical Representation of the Carbon Footprint of the property.
  • Estimated Energy use table.
  • Summary of the homes Energy Performance related features.
  • Recommendations to improve Energy Efficiency.
  • Costs of possible Energy Savings.

If recommendations outlined in the EPC are implemented it can help:
